Huntersville's New Era: Town Center, Station South, and Birkdale Village's Reinvention

Huntersville is in the middle of the biggest development wave in its history, and the town is being transformed before our eyes. More than $140 million in new mixed-use projects is reshaping the downtown and the Birkdale Village corridor, adding walkable retail, new homes, restaurants, and gathering spaces that are changing what it feels like to live on the north end of the Lake Norman market.
For luxury buyers, sellers, and families considering Huntersville, this matters. New development drives desirability, and desirability drives the market. We spend a lot of time in Huntersville with clients, so we want to share what is actually happening, what has already opened, and what is coming this fall.
More than $140 million in new mixed-use projects is reshaping downtown Huntersville and the Birkdale Village corridor.
Huntersville Town Center: A Downtown in the Making
The centerpiece is Huntersville Town Center, a roughly $60 million mixed-use project from Cornelius-based NorthState Development and Richardson Properties at 113 Gilead Road, right next to Discovery Place Kids. The project totals about 231,000 square feet and is built around a four-story building with 134 apartments above ground-floor retail, joined by 41 townhomes and 11 single-family homes.
The residential portion, branded The Holbrook at Town Center, opened in April 2025 and is now leasing roughly 9,000 to 12,000 square feet of ground-floor retail space. The retail lineup is the part our clients ask about most, and it is a strong one: Cocotte, an authentic French bakery; Corkscrew Wine Shop and Bar, a wine pub relocating up from Birkdale Village; and B and Co. are all part of the mix. Residents also get a gourmet coffee and hot-tea bar, a 24-hour fitness and wellness center, co-working space, and controlled-access buildings.
What this means for buyers is simple. A walkable, mixed-use downtown is the single most requested amenity we hear from relocating professionals, and Huntersville is finally building one. The town has long been known for its neighborhoods and schools; now it is adding the kind of place where you can step out your door for a French pastry or a glass of wine.
Station South and the Pipeline Beyond
Town Center is not the only piece of the puzzle. Station South, an $80 million project approved in December 2025, adds 348 multifamily units and about 59,100 square feet of commercial space, further densifying the downtown corridor and bringing more residents and foot traffic to the emerging district.
Taken together, the pipeline signals something we have watched play out across Lake Norman for years: capital follows great schools, strong demand, and a proven lifestyle. Huntersville has all three, and developers are responding with the kind of thoughtful, mixed-use product that was previously found only in Charlotte's most sought-after neighborhoods.

Birkdale Village: A Reinvention Underway
Meanwhile, Birkdale Village, the open-air lifestyle center that has anchored Huntersville shopping and dining for two decades, is reinventing itself. The property was acquired by Hines in 2025, building on an earlier $20 million redevelopment, and the tenant lineup is upgrading to match the market.
Pottery Barn is coming to Birkdale Village, Suffolk Punch Brewery is under construction, and a new cookie and bakery brand has opened. The programming has kept pace too: the free Live Under the Oaks Friday concert series runs through October, and the Lights Camera Birkdale outdoor movie nights in The Plaza continue on select Saturdays, with School of Rock scheduled for early September and another feature in October. A farmers and commons market rounds out the weekly rhythm.
For homeowners, Birkdale's reinvention matters because it anchors resale value across the surrounding neighborhoods. A thriving, well-tenanted lifestyle center keeps Huntersville competitive not just with the rest of Lake Norman, but with luxury communities throughout the Charlotte region.
A Fall Calendar Full of Community Life
For buyers who are evaluating Huntersville right now, the fall calendar is a great window into how the town lives. The Field of Honor tribute at Veterans Park runs in early September, the Howdy Huntersville Country Festival lands on September 19, and Lake Norman Diwali lights up the community on October 17. Halloween in Huntersville follows on October 25, and the Veterans Day Parade and Ceremony on November 14 honors the town's deep military ties. The Huntersville Half Marathon returns to Birkdale Village in December.
Just outside town, two seasonal staples draw families from across the region: the Carolina Renaissance Festival runs weekends from October 3 through November 22, and the Rural Hill Corn Maze is open weekends from September 5 through October 31. When we show clients around in the fall, these events are the moments that convince them Huntersville is a place to put down roots.
New development drives desirability, and desirability drives the market. Huntersville is proof of both.

A neighborhood next to an improving downtown, a reinvigorated Birkdale Village, and a full events calendar tends to attract more buyers, which supports both activity and pricing.
